Constitutional Officers

Monroe County has five elected constitutional officers, who manage their departments separately from the Board of County Commissioners.

The Property Appraiser, Tax Collector, Sheriff, Clerk of Court, and Supervisor of Elections information can be found below.

    The Monroe County Property Appraiser is responsible for identifying, locating and fairly valuing all property within the county for tax purposes. 

    The market value of real property is based on the current real estate market. Finding the "market" value of a property means discovering the price most people would pay for your property. 

    Determining a fair and equitable value is the only role of this office. It does not create the value. People make the value by buying and selling real estate in the marketplace. The property appraiser has the legal responsibility to study those transactions and appraise your property accordingly.

    On the property appraiser's website, www.mcpafl.org, users can search properties, view maps and aerials within Monroe County, learn about property tax exemptions and estimate property taxes.

    The tax collector is an agent for state and local government agencies for the collection of revenue and public funding. The tax collector is responsible for the collection of ad valorem taxes, non-ad valorem taxes, motor vehicle and vessel registration, title applications, collection of sales tax, issuance of hunting and fishing licenses, driver license services, concealed weapons, local business tax, issuance of City of Key West parking permits and collection of tourist development taxes.

    The tax collector works with information provided by the Property Appraiser's office for the tax roll, which consists of real estate taxes, tangible taxes, and assessments, like fire, solid waste and sewer. These taxes and assessments are collected Nov. 1 of each year and become delinquent on April 1. There are discounts given for early payment.

    Residents can apply in person at the Key West or Key Largo office for a concealed weapons license. Birth certificates can be applied for at the Key West Driver's License office or the Key Largo office.

    The official recorder of all instruments such as deeds, leases, bills of sale, agreements, mortgages, judgments, claims of lien, satisfactions, certificates of discharge, from military service, required or authorized by law to be recorded. All traffic citations, parking tickets, and marine patrol civil infractions are handled by traffic division. Circuit and County Court records are maintained by the Clerk. As well as Marriage licenses, passports, child support payments, bonds, and other document filings.

    Provides law enforcement service to all of the Florida Keys, which include approximately 112 miles of islands branching off the Southern tip of Florida. (The City of Key West also has its own Police Department).
